Situated in Zone 5, Sutton is less than 30 minutes by train from central London, and south and south west London are easily accessible by public transport. There are 10 train stations which serve key neighbourhoods within the borough providing direct connections to London Victoria, London Bridge, London Blackfriars and St Pancras International. Sutton also has direct rail connections with Epsom, Dorking, Guildford and Horsham, as well as Wimbledon for an interchange with the London Underground and West Croydon for the London Overground. There’s also an extensive road network which provides close and easy access to the M25 and M23.
The Facilities and Project Building Surveyor role in the Facilities Management Section is responsible for a portfolio of projects within the Facilities and Capital Projects team. Acting as an intelligent client & fulfilling the key duties of Building Surveyor, Project Manager and Contract Administrator under the chosen form of contract. This involves taking sole responsibility at all times for making major decisions or changes affecting the successful project outcome.
To work alone specifying, tendering & delivering projects or in partnership, appointing and leading Consultants and Contractors to ensure the successful delivery to time, budget and to the highest standards of minor and intermediate capital schemes, repairs and improvement programmes from commencement through to completion.
The role will include undertaking inspections and surveys of sites, properties, plant and equipment; identify building elements or services requiring repair, overhaul or replacement and to minimise the risk of unexpected failure. Diagnose and implement appropriate works within agreed authority levels. Alongside supporting the Head of Facilities in preparing and reviewing forward maintenance plans and cost estimates.
To monitor the performance of building repair and maintenance works commissioned and managed by others (e.g. the contractor responsible for operation of Leisure centres), to ensure compliance with statutory and contractual obligations. Ensure that accurate and up-to-date records are kept by the Council of works commissioned by third parties, and liaise with internal clients to ensure that any areas of concern are promptly identified and actioned. To provide technical and professional advice on property repair and maintenance issues.

We’re looking for a professional with detailed knowledge and experience of building surveying practices, project procurement procedures, CDM regs, building and workplace regulations, complex tendering solutions, project management and contract management including site practices alongside a relevant professional qualification (RICS, MRICS, MCIOB). It is desirable to have experience or full understanding of local authorities and the services within, along with knowledge of legal and statutory requirements affecting construction services and ability to interpret them in the context of the service.
